Can I reserve the home online?
Yes. Simply click the online booking and enter your details and the reservation will be confirmed within 24 hrs.
What is the maximum number of people allowed in the villa?
The villa comfortably holds 12 plus a baby in total -10 people in the 5 bedrooms, and there is sofa bed accommodating 2 more. In addition, we have provided a cot for a baby.
Are smoking or pets allowed?
For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.
How far away are the main attractions?
The villa is around 10 minutes from Walt Disney World. Sea World and Aquatica are 20 minutes away, as are Universal and Islands of Adventure.
Does the pool receive all day sunshine?
The villa is a large bungalow facing South/North, and so does not cast a shadow over the pool. The extra large deck area likewise enjoys the sun all day.
Is the pool heated?
The pool and/or spa can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to April/May.
How do we locate/enter the property?
Directions and keypad entry code will be sent to you 1-2 weeks before arrival.
Will we have to bring bed linen/towels etc.?
The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided, with the exception of the cot. A small initial supply of toilet rolls etc. are provided which you will have to top-up as required.
What entertainment is provided?
There is a well equipped games room, including pool table, Nintendo Xbox 360 with 5 games, board games and more. If you have any time to spare, there are TVs and DVDs in all bedrooms and a large screen HDTV and DVD in the family room (selection of films provided). Guests should please note that we have supplied lists of games/DVDs etc - please check these carefully at the start of your vacation and report to Management Company if any appear to be missing. Guests removing any items will not receive return of their security deposit. We are also happy to provide use of a large gas barbeque. Please note that it is guests' reponsibility to clean the BBQ after use, and to replace gas canister if emptied. Gas canisters are easily obtained/exchanged at WalMart or any gas station. Please report to Management Company on your arrival if this has not been done. Failure to clean BBQ will result in extra charges.
Are there stores near by?
The villa is 2 minutes from a 24 hour supermarket - Publix at Berry Town Centre (South on the 27). There is a huge Walmart superstore 1 mile North on the 27. The new Posner Mall is also minutes away. In addition there is a wide variety of stores and restaurants on both the 27 and the nearby Highway 192.
Are there any Restaurants nearby?
There is actually a restaurant planned for Tuscan Hills, as well as the huge choice of eateries on offer on the 192 and several new quality restaurants South on the 27.
Are there any medical services nearby?
There is a Doctor 1 mile North on the 27 and a walk-in clinic 5 minutes away on the 192. The nearest hospital is Heart of Florida, 15 minutes South on the 27.
What services are provided?
The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.
A daily or mid-weekly maid service can be arranged for an extra charge, as can welcome pack and more!
Who do we contact for questions/emergencies?
We have employed a professional (24 hour/7 days a week) management company to look after your every need. Management companies do vary dramatically in what they offer. We believe ours is the best in the business - nothing is too much trouble!

We have access to similar quality housing within the Tuscan Hills area and will happily direct you to the owners.
